Bryce and Emily Sandvall were in search of a new home for their family of five in Waco's Woodway community, an area they loved and where they wanted to stay for, among other things, the high quality school district. The challenge is the narrowing supply of a quality homes at affordable prices in this desirable neighborhood.

Chip and Jo present the Sandvalls with just two candidates and, once a choice is made, set about working to make a nice-but-plain house into something really special. Joanna's creative repurposing of a couple of critical spaces turn ordinary interiors into a dynamic floor plan that will serve an active family while offering solid visual appeal. Formerly divided and formal spaces give way to a home newly redefined with an open feel and casual but elegant vibe.

Highlights in the renovation include a bright and airy kitchen done in white with gleaming gray tile, marble countertops and vintage pantry doors. Natural wood elements like a custom shelving and vent hood help ground and warm the space. French doors and side lights in a newly defined informal dining space bring tons of light into the kitchen and dining areas.

Adjacent to the kitchen, Joanna crafts a charm-filled breakfast nook lined with bookshelves and cozy bench seats. Finally, checking an item off the clients' wish list, Chip and Joanna add a multifunctional mud room and laundry area with utility sink, subway tile and tons of storage.
